Palmers Green

The project

One Fox Lane is located in the district of Palmers Green in the London Borough of Enfield.

Planning was granted in 2018 to partially demolish and refurbish the existing public house, The Fox, and to develop under-utilized space on the site previously used as car park and entertainment venue.

A vision for the ‘new’ Fox

The plan was to make the very most of this mixed-use site. The original pub was to be refurbished, significantly improving the appearance of this landmark building, incorporating a flexible function room. We delivered two new high quality commercial units totalling 13,600 sq ft, as well as 54 residential apartments totalling 68,000 sq ft.

The site was also to contain a dedicated car park and a new high-quality south-facing communal landscape space for residents to use and enjoy.

Old and new

The scheme was designed with an architectural identity that mediated successfully between the busy Green Lanes and the more suburban areas along Fox Lane. An ancient site, the area was named after the Fox family who were farmers living in the area during the 14th century. An inn has stood on the site for over 300 years with the first landlord being recorded as far back as 1716.
