Rutland House
Rutland House is a high-end residential redevelopment in the heart of Knightsbridge, transforming a historic Victorian property into a substantial luxury home. The project showcases Lawray’s expertise in delivering complex structural interventions alongside refined architectural design.
Site Context & Project Brief
Rutland House is located on Rutland Gardens, one of Knightsbridge’s most prestigious private roads. The original property comprised a six-storey Victorian terrace with a lower ground floor, alongside a separate Summer House to the rear. Previously occupied as the headquarters of CPC Group, the brief was to transform the building into a luxurious private residence delivered over two phases.
Structural Transformation & Extensions
Appointed as lead design consultant, Lawray worked with OCSC and Knowles Group to deliver significant structural enhancements. The scheme introduced two new basement levels, excavated to a depth of nine metres through multi-stage underpinning, creating 2,600 sq ft of additional space including a gym, swimming pool, cinema, and spa. At roof level, the existing structure was replaced with a mansard extension, while a new two-storey side extension and multiple internal connections integrated the main house with the Summer House.
Refurbishment & Project Delivery
The works also included a new lift shaft and principal staircase, internal reconfiguration, major structural interventions, and the repair and refurbishment of the brick and stucco façades. Delivered over an 18-month programme, the completed property now provides approximately 13,600 sq ft of prime residential accommodation, with the interior fit-out completed in a second phase by EH Smith.
