Borough High Street
Prominently located along Borough High Street, this new-build seven-storey apartment block, complete with retail outlet at ground and basement floors, offered both home and retail owners value for money. Unique in appearance, the development was designed to meet current Lifetime Homes and Code for Sustainable Home Level 4.
Faithful to Planning Approval
Appointed from RIBA Stage 3/4, the project involved the demolition of the existing detached public house at the corner of Suffolk and Borough High Street. The new design remained true to planning approval, replicating the original footprint while introducing seven floors comprising nine residential units, alongside commercial and retail spaces at basement and ground levels. The scheme carefully considered local architectural context, ensuring a sensitive yet modern addition to the streetscape.
Integrated Design and Delivery
Lawray oversaw the project from planning through to completion, managing the technical detailing, glazing, façade treatments (SFS), and structural implications of the proposed footprint. Using a Revit 3D model, the team coordinated across disciplines to identify clashes, integrate services, and streamline construction workflows. Interiors were revised to optimize floor layouts, service installation, and compliance with building control, all while balancing commercial objectives and maximising usable space. This approach ensured seamless collaboration, efficient problem-solving, and a smooth transition from design to delivery.
